About This Property

Accepted Offer - Truly a unique and outstanding island property on Whitefish Bay, Lake of the Woods. You can park your boat, walk up twelve stairs, and into the cabin which sits right at the water's edge. In addition to the main cabin, there is a guest cabin, laundry/sleeping cabin, storage shed, electricity from the mainland, a sand beach, and more!

The main cabin, solidly built on bedrock, has two bedrooms, two bathrooms, and an open kitchen/dining/living room that features a stone fireplace and an amazing view. Sliding doors lead to the screen room, open deck, and stairs to the floating dock which has a built-in personal watercraft drive-on dock. Under the cabin is a storage/workshop area that has two upright freezers and a fridge.

Next to the main cabin, there is a covered boat port from which you access a laundry room and a guest sleeping space which has one bedroom with an ensuite bathroom.

The hexagonal guest cabin is located in the heart of the island. This self-contained cabin has one bedroom, one bathroom, a living room, and a kitchen. Next to the guest cabin is a good-sized vegetable garden.

Enjoy the sun and swim in the clear waters of Whitefish Bay from the southwest-facing sand beach. A well-groomed walking path follows the outer edge of the island, most of which has a flat stone walkway. There is an underground sprinkler system throughout the island, easy to use with a dedicated water pump and timing system. Plenty more room for storage of large items like canoes and kayaks in the large shed/workshop. The floating U-shaped dock has an approx. 11'8" wide boat-slip. Nice trees on the island, including several very large, old-growth white pines.

Services include: Electricity from the mainland, 200 amp electrical in the main cabin, and 100 amp electrical in the guest cabin, water is drawn from the lake (three separate water systems, one for the main cabin, one for the guest cabin, and one for sprinkler system), triple filter plus UV light water filtration, heat is provided by electric baseboards in the main, guest and sleeping cabin, septic system for main cabin and septic system for guest cabin.

Located close to town, but off the main channel, a good mix of convenience and privacy. All appliances and most furnishings and equipment are included.

Taxes for 2023 are $4,527.06. Ontario Land Transfer Tax on $995,000 is $16,375
